  • Renter’s Insurance: $20 (This is a combination of renters liability insurance ($13) and personal items liability insurance ($7). Renters liability insurance can be switched out with a self-provided policy if it meets requirements. Personal items liability insurance is optional – can opt out)
  • Boom: $9.99 (Optional – can opt out)
  • Uncovered Parking: $55 (Optional)
  • Covered Parking: $65 (Optional)

One-Time Fees

  • Application Fee ($50): A non-refundable fee paid when submitting a rental application. It covers the cost of background checks, credit reports, and processing your application.
  • Admin Fee ($100): A non-refundable fee charged by the property management to cover administrative costs related to setting up your lease. This may include paperwork processing, lease preparation, and general administrative work.
  • Deposit Fee ($300): A typically refundable security deposit held by the landlord to cover any damages beyond normal wear and tear, as well as cleaning costs. If the lease is fulfilled in its entirety and there is no damage or needed cleaning, you may receive this deposit back at the end of your lease.
  • Guarantor Application Fee ($50): A non-refundable fee paid when submitting a rental application. It covers the cost of background checks, credit reports, and processing your guarantor’s application.

Situational Fees

  • Lockout Fee: $75
  • Late Payment: $75
  • Returned Payment: $25
  • Lease Transfer Fee: 85% of base rent
  • Lease Violation: Up to $200
  • Damage Fees: Up to $2000, Depending on damage
  • Animal Violation: Up to $200
  • Transferring from One Unit to Another: $250
  • Early Move-in Fee During Blackout Dates (Month of August): $500
  • Posting Violation Fee: $30
  • Eviction Turnover Fee: $50
  • Leaving Trash Outside of Apartment: $25/per bag
  • Sharing Door Code with Non-Residents: $75
  • Trash Out Cost: $25 per bag and/or charged back from vendor
  • Removal of Smoke Detector/Batteries Fee: $10
  • Required Cleaning Fees: $50 an hour of cleaning
  • During Cleaning Check Fees:
    • Name Not on Paper: $100 (charged to resident whose name isn’t listed)
    • Initial Failed Check: $25
    • Failed Recheck: $50
    • General Cleaning After Failing Both Checks: $50/hour
  • Move-Out Cleaning Check Fail: $75 (Only one check is performed)
